LAND- With Water frontage! $67,900 - Bleecker Mt- Scenic Lily Lake,

2 parcels- 1 with 100 feet of lake frontage 16 acres you can build on!

A small Adirondack lake, Lily Lake is the ultimate in Quiet Lake Living. I think it is lovely. I grew up on Lily Lake, so I am partial. A small gem about 30-40 acres, it's extremely peaceful. Sorry you can't build by the lake, the waterfront lot is odd shaped and only big at the waterfront But you can build on the second parcel and you can choose your location that will be a short walk thru your woods to the lakefront! You can sit back & relax there's a sturdy dock you can let your worries drift away! Photos taken from the dock.

Tax map of Lake frontage "K" Shaped- the 16 acres is behind across the small road. sbl 70.-1-78.1 (not shaded In blue)

The second parcel is 16 acres right behind the waterfront parcel. Located just across a shared private road, it is rectangular in shape, the acreage was logged many years ago, there are now tall pines and it is very wooded. There's 750 Feet of road frontage on a Town of Bleecker year round maintained gravel road! The electric is at the road, there are old logging roads that could become a driveway to a building site in the woods! The land has glacier rock formations, a small stream & some wetlands that must be avoided when developing the land.

Currently there is a campsite area just off the lakefront road with a small camper on it.

You can have nightly fire-outs and enjoy this extremely quiet location. The quiet enjoyment of being at the lake is the consensus on this small lake. There isn't any 'loudness here'.

It's a small lake & neighborhood.

There are just 12 summer houses on the lake, none are year round. Only 1 on the opposite shore (I sold in 2008) when at the lake dock, your view can be just lake & woods! Sit on the Dock and watch the sunset.

From the other side of the lake, all the trees are the lakefront!

Sunset photo was taken from the opposite side of the lake, you'll see nice sunsets too! Put out a float-raft and swim, or fish. We had a blast with small sailboats, paddle boats, kayaks & row boats, there have never been motors on lily lake. The lakefront parcel is oddly shaped & very wooded, the stream from the 16 acre parcel runs thru it and ends in the lake.

The woods currently are in need of cleaning up- so bring your chain saw, the wind has left plenty of free firewood it's all felled, just cut it up & enjoy s'mores!

This is a special place for those seeking solitude.  I haven't walked the 16 acres, there are cool rock formations by the campsite, I'll look for the topo map to put on here.

The lakefront road is shared with the other few land owners beyond the parcels. It is not plowed in winter.

The town road with 750 feet of frontage is plowed.

Lily lake has no public access & does not allow motor boats by 'gentleman's agreement' among the lake front owners. I think all of these summer residences use the lake water for dishes, bathing, etc. and carry in or have a drilled well for drinking water. The lake is very clean we used to catch pickerel, bull-head & sunfish. There are many fine species of flora and fauna on this property and around the lake. Taking a walk on the town road is nice too & in winter snowmobiles are allowed on lily lake road to access major corridor trail #8 and other local trails these trails are all perfect for summer hiking. It's just privately owned land surrounding the lake but there is plenty of State Land in Town. When developing because this is in the Adirondack Park APA guidelines need to be followed, the Town of Bleecker has a building inspector.

But if you're not ready to build, You can camp here while you explore the 16 acres and find the perfect building site.  The camping area is adjacent from the lakefront parcel and is level with a big grassy area for campers or tents, there's already camper here, a picnic table and is just a few steps to the lake!  It's just so nice to be in the woods with the different types of pines & many hardwoods, I love how it smells. Fresh Mountain Air!

Enjoy the quietness of not hearing anything but the wind in the trees, water lapping at the shore, it's very peaceful here.  To find Lily Lake it is on the top of Bleecker Mt, north of Johnstown & Gloversville, about 7 miles or less. From Gloversville, Bleecker Street becomes Rte 309-North, Follow 309N to the top of the Mt to the end of Rte 309N. Lily Lake Road is Straight Ahead (big row of mailboxes on your right) the Sawdust Cafe & Town Clerk on your left, Also here Route 309N becomes Rte 112 and continues West to Caroga Lake or if head East to Benson & Rte 30N. It's a nice location about an hour to the Capital Region. 3hrs CT/NYC Please give a call if you'd like to walk the land.
